Wymondham: David Warner puts farmhouse up for sale for £1.1m

Two partners of a local estate agency in Norfolk have put their property – a Grade II listed period farmhouse, located around a mile from Wymondham – up for sale.

Wiffen's Farm is owned by estate agency director David Warner and is set in around 1.3 acres of landscaped gardens. It comes with a range of practical outbuildings as well as a 16th century farmhouse packed full of period features, including decorative stonework, exposed beams and feature fireplaces.

The house itself dates back to the 1500s and was originally timber-framed, offering a three-cell plan with a lobby entrance and an upper floor, which would have originally been open to the roof. Much of the timber frame has since been replaced with brick, and the facade, which is also brick, dates from the Georgian era.

The property is entered through a vestibule-style porch, which has mahogany-framed windows to three sides and diamond-cut antique glass panels set into the double doors, which lead into the inner hall.

The main reception spaces are full of character and charm and include a good-sized lounge with an exposed brick and timber wall and an original fireplace set into a raised pamment hearth, which houses a cast iron wood-burning stove.

The dining hall, located on the opposite side of the hall, is used by the current owners as both a dining room and games room. It still retains its original timber ceiling and has an impressive inglenook fireplace with an oak bressummer beam and raised, two-tier hearth.

Despite the age of the house, and its timbered ceiling, the space is surprisingly light and airy, connecting through to a cloakroom and study and a cellar underneath. Adjacent to the dining hall is a bespoke, handmade pine kitchen, which features a large dresser-style unit, two bevelled display cupboards and an area of open shelving on one side.

In the centre, there is enough space for a good-sized dining table, and on one wall a Rangemaster electric double oven is set into an attractive brick fireplace.

Integrated appliances include a microwave oven and Miele refrigerator, while more storage and worktop space, as well as plumbing for a washing machine and tumble dryer, can be found in the utility room next door.

Upstairs, the first floor landing leads on to three good-sized double bedrooms. The master suite has picture windows to two sides and exposed wall timbers, as well as a built-in wardrobe in the corner, and a spacious shower room is accessed by a set of steps leading down.

The remaining two bedrooms on this floor are well-served by a four-piece family bathroom, which has a corner shower and a jacuzzi bath, and there is also a separate laundry room.

Bedroom four, located in the former attic on the floor above, has its own walk-in dressing room. The rest of the space has been boarded out to offer several useful storage areas, and it is also where you can see evidence of the house's former thatched roof.

In addition to the main house, Wiffen's Farm also includes the sale of a coach house, which is believed to have originally been used as an apple store. It is currently divided into a workshop and garden store and also includes a small kitchenette with an electric oven and a shower room.

The grounds around Wiffen's Farm are an impressive feature and include several hidden gems. Highlights include an old stone urn, two water pumps – though they no longer work – and a historic statue of St Paul, which is believed to have originated from Wymondham Abbey and was rescued during the reformation.

Elsewhere, there is a sweeping lawn to the front, well-stocked beds and a long asphalt driveway, which leads to a sizeable parking area at the front.
